We enter before the problem is fully defined. Feasibility, entitlement, phasing, stakeholder alignment. We work through regulatory, financial, and ecological constraints to build a strategic framework clients can act on.

Districts and corridors fail when no one asks the right questions about how people move, where they gather, and what the land between buildings needs to do. We start with those questions. The design follows.
