Finding the Gap
Before we design, we ask questions and listen. We clarify goals, study site conditions, understand context and history, and review what is already known, from regulations and surveys to geotechnical data and prior plans.
The goal is to identify what we call The Gap: the critical issues that should shape every decision that follows. We want to understand the site as it is before proposing what it should become.

We design for systems, not just sites.
A campus is not a collection of buildings. A district is not a set of parcels. We engage every project as an interconnected system — circulation, ecology, accessibility, experience — and design for how those systems perform together.
We measure success in decades.
Opening day is not the finish line. We design for ecological resilience, social vitality, and economic performance — ten years out, twenty years out, longer.
